Every HVAC inspection can be performed virtually in Florida. The statute places no limit on which single-trade inspections a private provider may conduct by video, and it names HVAC replacements directly. What follows is what the inspector is looking for at each stage.

1. AC Changeout

Highest volume. Inspector needs: equipment specs matching permit, clearances, condensate routing, disconnect, electrical connections, refrigerant line insulation, thermostat, plenum connections.

2. New System Installation

All changeout items plus ductwork installation, return air sizing, supply register locations, energy code compliance.

3. Ductwork

Material and sizing, support intervals, sealing, insulation R-value, clearances from heat sources.

4. Mechanical Final

Complete system operation, labels visible, energy compliance, condensate management, controls and safety devices.

5. Emergency Replacement

When a system fails and has to be replaced immediately, your tech records the walkthrough as soon as the equipment is in and a licensed inspector reviews it the same day.
